Growth & Longevity

C&C Partners Design Build was founded in 1987 by brothers Patrick Cunningham, AIA, and Michael Cunningham, GC, as a design-build firm serving clients from Pacific Palisades to Palos Verdes. Nearly 40 years later, we’ve grown into an 18-person, one-stop shop for high-end custom homes and whole-house remodels.

Family is always first. Second is quality construction and genuine attention to design detail. This never wavers, whether the style is Spanish Revival, Cape Cod, Contemporary or anything in between! We’ve also always prioritized transparency and a highly personal process with the homeowners we work with.

Our design-build model lets us control every detail from concept to move-in, which builds the trust that keeps clients—and their referrals—coming back for decades. We’ve also stayed disciplined about craftsmanship and relationships rather than chasing volume, working closely with local subcontractors and interior designers we know well.

Current Process

It’s exciting how tightly our team is operating. Our systems have never been sharper, and it’s translating into a smoother, more enjoyable process for our clients. Patrick and his daughter Brieanna are designing homes together in a way that pairs decades of experience with a fresh eye, and it’s rewarding to see Michael and his son Liam bring those designs to life on the construction side. It feels like every part of the process—design, coordination and build—is working in sync in a way it never quite has before.

Honoring the Past; Embracing the Future

Many of our projects embody this: restrained, contemporary interiors set inside traditional shells, so the architecture feels timeless rather than trendy. It’s the same philosophy with our team: honoring the foundation Patrick and Michael built while making room for Brieanna and Liam to bring new ideas forward.

We’re not experts; we are learning something new in this industry every day. However, after nearly 40 years of hands-on design and construction experience across hundreds of custom homes, we have a level of technical and aesthetic judgment that’s hard to shortcut. Patrick’s architectural training and Michael’s construction expertise mean design intent and buildability are considered together from day one.
